January is the designated Crime Stoppers Month.<\/p>\n

This month provides an opportunity for both public and private organizations to educate Canadians as well as raise awareness about crimes happening around them.<\/p>\n

One such crime is mortgage fraud.<\/p>\n

In a recent survey by Equifax<\/a>, 53% of the respondents surveyed indicated that mortgage fraud was a growing problem.<\/p>\n

As house prices continue to climb<\/a> and the rules for obtaining mortgages become tighter, many individuals resort to fraudulent activities to secure financing for a property.<\/p>\n

While sometimes the fraud is intentional, at other times, the customer may not even know that he or she is committing fraud. Some of the common fraudulent activities that borrowers engage in include:<\/p>\n

I. Housing Fraud \u2013 to acquire or retain the ownership of a house.<\/p>\n

II. Occupancy Fraud \u2013 not sharing accurate information about who will be living at the subject property.<\/p>\n

III. Home Appraisal Fraud \u2013 the owner inflates the value of the property beyond its actual worth.<\/p>\n

IV. Financial Income Fraud \u2013 inaccurately reporting income information to get a better deal.<\/p>\n

V. Fraud for Shelter \u2013 this is particularly relevant during COVID-19, as buyers may indulge in fraudulent activities to purchase a house to occupy and benefit from low-interest rates.<\/p>\n
